The New Construction Process

Custom-building a home is an exciting adventure, but it's easy to become overwhelmed by all the choices you'll have to make throughout the process. Here's a step-by-step guide to help you understand what building a home really entails. It's probably simpler than you might expect—and we'll always be by your side to answer any questions!

Select and meet with a builder

Choosing a builder is one of the most important decisions you'll make when constructing a home. You'll want to work with someone who has a reputation for crafting high-quality, beautiful houses that are conducive to your personal style and needs. Be sure to research a few options, read reviews, and drive through potential neighborhoods before making a commitment. We'd be happy to offer a few recommendations here in Durham and Chapel Hill!

Once you've selected the right builder, you'll typically have a preliminary meeting to discuss floorplans, your wants and needs, as well as your budget and financing.

Walk the lot

Once you and your builder have a rough idea of what your future home will look like, it's time to choose the right lot. Be sure to bring your real estate agent with you when touring potential lots—they'll be able to provide insight on any regulations or property details that could hinder the build. Your builder will also help you identify any red flags and ensure the lot is suitable for your desired home.

Plan your design

Building a home is a collaborative process—and once you have your lot, you'll want to meet with a few more professionals to solidify your plans. This is also when you'll order a survey, test the soil, submit applications for wells and septic tanks (if applicable), acquire financing, and review zoning.

If you have any questions for your agent or builder, now is the time to ask them! You may not be able to make any changes once your plans are set in stone.

Complete a survey

Your project will require a property survey to identify boundaries, locations of existing structures, setbacks, and areas of impervious coverage. A proper survey will also help your builder determine how to best grade your lot.

Review your final plans

Before construction officially begins, you'll meet with your builder and agent one last time to review the hard-lined floorplans and preliminary site plan, as well as confirm the final design. This is also when you'll discuss the type of materials (such as siding, paint, shingles, or shutters) you'll want throughout your home.

Once you've confirmed your materials, you'll get a full breakdown of what the entire project will cost. You may also get allowances for certain upgrades, like countertops, cabinets, and appliances.

Start building

Now it's time for the fun part—building your home! Depending on size and the level of customization, most home builds take around nine to eighteen months. You'll also want to factor in some extra time to acquire permits.

Be sure to visit your homesite from time to time and ask your builder for updates. You'll want to stay informed throughout the build and check to see that everything meets your specifications. If you run into any problems, your real estate agent and builder will be able to help. 

Move into your new home

After your build is complete, order a thorough home inspection to ensure everything is in working order before you move in. Your builder will also schedule a tour of your home to educate you on any important features or maintenance requirements.
